Texas Real Estate Education Requirements:
Texas real estate salesperson license: 180 hours in qualifying mandatory education.
Texas real estate broker license: 900 hours (This includes 270 hours in qualifying mandatory plus 630 hours of related qualifying or elective CE. Or an applicant who has earned a bachelor's degree or higher from an accredited college or university will be deemed to have satisfied the related qualifying education requirements for a broker license. A copy of the college transcript awarding the degree must be submitted as evidence of completion of the degree.)
Final exams: Texas Real Estate Commission requires that your final course exam be proctored for qualifying education.
Texas State Reciprocity:
Real estate commissions and boards across the country are adopting policies for a real estate agent in one state to more easily become licensed in another state.
Texas, however, does not have reciprocal agreements with any other state.
Texas Real Estate Continuing Education (CE) and License Renewal Requirements:
Real estate professionals in Texas must renew their real estate licenses every two years in the month their licenses were received
Sales Apprentice Education (SAE): Licensees renewing for the first time must have a total of 270 qualifying real estate course hours along with 4 hours in Legal Update I and 4 hours in Legal Update II. The 6-hour Broker Responsibility Course is also required as part of the SAE hours for sales agents who have been made a supervisor by their broker.
Licensees must complete 18 hours of real estate CE classes in each two-year cycle
This includes 4 hours of TREC Legal Update I, 4 hours of TREC Legal Update II, 3 hours of contract-related coursework (effective 2/1/2021), and 7 hours of elective CE
The 6-hour Broker Responsibility Course is also required as part of the 18 hours for license holders who have sponsored one or more sales agents, served as the designated broker for a business entity broker that sponsored sales agents, or have been made a supervisor of other license holders.
Final Exams: Texas Real Estate Commission requires that your final exam for continuing education offered through distance education be proctored.
Texas Appraiser License Requirements

Texas Appraiser Licensure Requirements:
Must be at least 18 years of age
Must be a citizen of the United States or a lawfully admitted alien
Must meet TALCB’s qualifications for honesty, trustworthiness, and integrity
Must have a high school diploma or its equivalent
Must meet the educational requirement for the applying level of licensure which may include college education requirements. Please visit TALCB website for additional information.
Must meet the experience requirement for the applying level of licensure
Satisfactory completion of the state examination (Appraiser Trainees are not required to take the state exam.)
Submit application, required documents, and associated fees
Texas Appraisal Education Requirements:
79 hours for the Appraiser Trainee which consist of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours),15 Hour National USPAP Course or its equivalent (15 hours); and Appraiser Trainee/Supervisory Appraiser Course (4 hours)
150 hours for the Licensed Residential Appraiser which include the same hour requirement as the Appraiser Trainee level AND: Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours)
200 Hours for the Certified Residential Appraiser which consist of the same 150 hours of Licensed Residential Appraiser education AND: Statistics, Modeling and Finance (15 hours), Advanced Residential Application and Case Studies (15 hours), Appraisal Subject Matter Electives (20 hours)
300 hours for the Certified General Appraiser which includes the same 200 hours for the Certified Residential Appraiser education AND: Income Property Appraisal (60 hours), General Appraiser Report Writing and Case Studies (10 hours), General Appraiser Market Analysis and Highest and Best Use (15 hours)
Appraiser Trainee – No experience required
Licensed Appraiser – 1000 hours in no less than 6 months
Certified Residential Appraiser – 1500 hours in no less than 12 months
Certified General Appraiser – 3000 hours in no less than 18 months with at least 1500 hours of experience in non-residential appraisals
Texas’s issues three levels of home inspector licenses: Apprentice Inspector, Real Estate Inspector, and Professional Real Estate Inspector. AHIT provides approved training for those seeking to become Real Estate Inspectors and Professional Real Estate Inspectors.

Satisfy the Commission’s requirements for honesty, integrity and trustworthiness
Proof of Financial Responsibility: Provide proof of Liability Insurance with a minimum of $100,000 per occurrence and an aggregate annual total of a minimum of $100,000 using the TREC Certificate of Insurance form or provide proof of a Surety Bond using the TREC Proof of Financial Responsibility Form. Application fee: $100 (Real Estate Inspector) or $120 (Professional Real Estate Inspector)
Exam: NHIE plus Texas specific exam
Fingerprinting and background check is required
Real Estate Inspector: 154 hours (includes 40 hours of practicum)
Professional Real Estate Inspector: 194 hours (includes 40 hours of practicum)
Inspections: 40 hours of Texas practicum (field training)
Home Inspection License Expiration: Every two years from date of issuance
Home Inspection Continuing Education Requirements:
16 hours annually
Inspectors will not receive CE credit for more than 16 hours in one topic in a renewal term
32 total hours per renewal cycle
Must include an 8-hour Inspector Legal & Ethics SOP Review course.
Texas Real Estate Commission requires that each final exam be proctored for qualifying and non-elective continuing education.
